GPAR, Sketch, and URAR Workflow Enhancements

Sketch

We’ve enhanced the browser version of Aivre Sketch, including:

  • Improved line drawing
  • Keyboard shortcuts
  • Better alignment with UAD 3.6

GPAR

A General Purpose Appraisal Report (GPAR) based on UAD 3.6 is now available!
(Vacant Land GPAR to follow)

  • On the New Order screen, select GPAR
  • You can select Assignment Reason → Other (Describe) and type in reasons like Estate or Litigation
  • Provide Intended Use and Intended User information

Notes:

  • Aivre Report Validations still apply
  • No UAD Compliance Checker
  • No ZIP File Export

Commentary Favorites

You can save frequently used commentary for a specific field.

  • Type in the commentary and click the blue square to save it
  • On another report:
    • Click the field
    • Select saved commentary
    • Edit as needed

Certifications: Supervisor Prior Services

If there is a Supervisory Appraiser:

  • You must use Additional Supervisory Certifications to report prior services

(Requested by GSEs — applies to URAR and Appraisal Update)

Add an Order to an Organization

  • From the Dashboard, click the 3 dots on the right
  • Follow prompts to add the order to an organization

Your order will then leave the dashboard and appear in your organization's orders.

  • You will now receive notifications for:
    • New releases
    • Announcements

Aivre automatically defaults the Electricity, Sanitary Sewer, and Water tabs for you to provide the information for each. Add Gas if applicable.

Autopopulating Update and Completion, AI Autofill, and URAR Enhancements

URAR

AI Autofill Within the Report

You can use the individual AI Autofill buttons located throughout the Aivre screens to have the AI populate a specific portion of the URAR from your photos or documents.

Bodies of Water including Water Frontage with Private Access

Aivre screens have been enhanced to better support the following in Site and Sales Comparison Approach:

  • Site Influence: Body of Water
  • Bodies of water with private access from the property

Note: If you previously included bodies of water / water frontage in a URAR for the subject or comparable(s), you should delete and re-add the information.

Report Validations for Q&C and Sales Contract

Aivre Report Validations have been added. In both cases, you should make appropriate corrections:

  • Interior and Exterior Quality (or Condition) Rating are the same, and the Overall Quality (or Condition) Rating does not match. Example: Interior Quality is Q3, Exterior Quality is Q3, Overall Quality is Q4.
  • Assignment Reason is Purchase, and Sales Contract is No

Update and Completion Reports

Autopopulate from your Aivre URAR

When you create a new order for an Appraisal Update or Completion Report you can use your Aivre URAR to fill in key information.

  • Select Use URAR
  • Under SELECT URAR or RECENT, choose the associated URAR
  • Add your CLIENT / NON-CLIENT CONTACTS if desired

Aivre will autopopulate all applicable fields from the URAR, including:

  • Completion Report: If Market Value Condition included Subject to Repair, Defects, Damages and Deficiencies with Recommended Action of Repair are populated into the Itemized List of Repairs section

Profile, Templates & Comparable Workflow Updates

Overall Functionality

Profile: Insurance Certificate and Appraiser’s License

You can upload your insurance certificate and/or license to your profile, so that they can automatically be brought into your reports.

  • Click on State Credentials and upload the image of your license for each state
  • Click on Insurance and upload the image of your insurance certificate

On subsequent new orders, Aivre automatically populates:

  • Appraiser License in Assignment Information
  • E&O Insurance Certificate in Supplemental Information

Templates

Templates allow you to save a URAR to use as a basis when creating a new one.

Report-specific fields such as addresses and photos/images are not saved to the template.

  • To save a template from an existing report, click the Create Template button at the top of the screen.
  • To view a list of previously saved templates, go to Your Profile and click on Templates.
  • To delete a template, click Delete.

New Orders

Enhancements have been made to the New Order screen.

  1. Enter the subject property address
  2. Choose a Template (or start from blank)
  3. Choose Client Contacts if applicable
  4. (Default is to turn off AI Autofill)

Duplicate Comparable

This feature allows you to copy a sales comp to use within a report.

  • Go into Sales Comparison Approach and select the blue settings button.
  • Select Duplicate Comparable.
  • The additional comparable will be added to your report.

Comparables Database

This feature allows you to save a sales comp for easy reuse in other reports.

Relevant Rows and Additional Rows are report-specific and are not saved to the Comparables Database.

  • To save the comparable, go to Sales Comparison Approach and select the blue settings button for the comparable.
  • Select Save to Database.

To use the comparable on a new order:

  • Go to Sales Comparison Approach
  • Click on the Add Comparable arrow
  • Select Import from Database
  • Select the comp that you want to use

Other functionality:

  • View the comparables in your database by clicking view all on the comparables database card within your Dashboard
  • Filter by tag and sort by Date Save, Address, or Sale Price
  • Click on the comparable to see details
  • View the report that the comp came from by clicking on the Go to report icon
  • Give the comp a nickname and/or assign one or more tags by clicking on the tag icon

Examples of tags could include unique property features such as Outbuildings or Waterfront.


Sales Comparison Approach

Adding Dwellings, Units, or Outbuildings to Comps

When you add a sales comp, it is initially set up with one Dwelling and one Unit (in the Dwelling).

Click on the blue settings icon, and then the appropriate plus sign to add more:

  • Additional Dwelling(s)
  • Outbuilding(s) that are real property (Outbuildings that are not real property are not reported in the sales grid)
  • Additional Unit(s) in the Dwelling or Outbuilding (To add an ADU to a Dwelling or Outbuilding, add the unit and then check the box for Unit is an ADU = Yes)
  • Standalone ADU/Garage
    • Standalone ADUs and ADU/Garages are a special case because they don’t display in the Outbuilding rows on the PDF, but the information is required in Aivre to give context to the unit information (Location of ADU). Read more about this in Appendix F-1, Appendix 4 Detached Garage Examples.
    • When you select this option, Aivre will:
      • Add a Standalone ADU to the comp (change it to ADU/Garage if applicable)
      • Add a unit with ADU = Yes

Outbuildings

Aivre screens have been updated to more closely mirror the PDF, and to facilitate the reporting of outbuildings in the sales grid.

  • If applicable, Standalone ADUs and ADU/Garages are grouped together
  • Add additional outbuildings in the order you want them to display on the report

Unequal Number of Units

The GSEs have issued guidance for how to handle cases when a comp has a different number of units than the subject property.

  • Be sure to input the correct numbers for the comp (Note: Aivre Report Validations have been added):
    • Number of Units Excluding ADUs
    • Number of ADUs on Property
    • Units in Structure
  • Enter information about the unit in the Unit(s) subsection.
    • Note: The rows are not adjustable in this case.
  • Add an Additional Row under Dwelling(s) with the label Total Units
    • In Description, enter the number of units for the subject and each comp
    • Use this row to make appropriate adjustments

In some cases, you will receive warning message UAD1470 from the UAD Compliance Checker until the next release of the Compliance APIs from the GSEs. This is acceptable.

Other URAR Sections

Site: Report Validations for Site Size and Parcels

Aivre Report Validations have been added to ensure that the Information for Each Parcel matches the following:

  • Total Site Size
  • Number of Parcels

Unit Interior: Report Validations for Level and Room Detail

Aivre Report Validations have been added to ensure that the information in Level and Room Detail matches the following:

  • Area in the Area Breakdown
  • Number of Levels
  • Total Bedrooms
  • Total Bathrooms - Full and Total Bathrooms - Half
    • Note: Keep in mind that all bathrooms are reported in UAD 3.6, whether above or below grade.

Subject Listing Information: DOM

If Listing Start Date and Listing End Date are not known (blank), you can input Days on Market. If they are populated, Aivre automatically calculates Days on Market using the formula specified by the GSEs.

How It Works

Using AIVRE’s AI Auto-Fill is simple. The process consists of five steps: Address Entry, Public Record & MLS Analysis, Photo Analysis, Supporting Document Analysis, and Auto-Fill. We’ve broken down each step below:

1) Address Entry

  • Simply type in your subject property address
  • We provide address autocomplete suggestions as you type

2) Public Record & MLS Analysis

  • We pull public records and MLS data for the subject property straight from the source.
  • Aivre integrates with 95% of MLS databases across the US

3) Photo Analysis

  • Using uploaded images and/or photos from your workfile, we analyze each photo to determine qualitative features of the subject property.
  • These features include quality of construction, condition, materials, estimated ceiling height, architectural style, and so much more

4) Supporting Document Analysis

  • Upload an engagement letter and a sales contract to have it analyzed.
  • Engagement letter information includes borrower names, inspection type, and other information related to the Assignment Information Section.
  • Sales Contract information includes sale price, concession information, and other pertinent information relating to the Sales Contract Section.

5) Auto-Fill

  • All of the aforementioned data collected in the prior steps are analyzed through our proprietary AI solutions to map directly into your report.
  • Fully UAD 3.6 compliant

Overall Functionality

AIVRE Analytics

This feature enables you to upload a CSV file of market data from your MLS to populate the Market section of the URAR and add comparables to the Sales Comparison Approach. Access this within a report by selecting the Continue in Analytics button at the top of the screen when you are in the Sales Comparison Approach, or by clicking on the Market Analytics icon in the tools panel on the right.

Report Validation

The AIVRE Report Validation functionality has been expanded. To see the Report Validations, click on the validation icon.

If there are required fields that are not populated:

  • A red circle displays in the Navigation panel on the left
  • A specific message is displayed in the Report Validation panel on the right

UAD Compliance Checker and Exporting ZIP file

You must run the UAD Compliance Checkers from Fannie Mae and Freddie Mac prior to exporting the ZIP file for your client. These messages enforce data quality and minimize the back and forth between you and your client, as they are the same messages that the client will receive when they submit the order to the Uniform Collateral Data Portal (UCDP). You should clear up all Fatal and Warning messages unless you have received instructions from your client that a specific Warning message is acceptable to them.

Exporting the ZIP file is available when:

  • UAD Compliance Checker has been run since the report was last updated
  • Fannie Mae or Freddie Mac's UAD Compliance Checker has not returned any Fatal messages

Field Size Limitations and Text Box Size

For text fields such as comments and descriptions, we have implemented field size limitations at the request of the GSEs. You will see a notation for each field showing the number of characters used / remaining. The text box also expands to show all characters entered.

Note: If a field was previously entered that exceeds the allowable number of characters, a Report Validation message displays.

Removed Shaded Zeroes

Based on your feedback, we have removed the "shaded 0s" to make it easier to see that the field is not being defaulted to 0; you must enter a value. Examples include the Area Breakdown in Unit Interior, and the adjustments in Sales Comparison Approach.

These changes have been implemented at the request of the GSEs. UAD documentation, including Appendix F-1, will be updated by the GSEs to reflect these changes later this quarter.

Rental Information

Rent Per Finished Area is calculated out to 2 decimals (dollars and cents). It was previously calculated to whole dollars only.
