Before you begin
Open the correct report and confirm you are sketching the intended subject, dwelling, unit, or related structure. If the sketch will support GLA, exhibits, or report commentary, keep your field notes, measurements, photos, and assignment requirements available while you work.

Start in the correct sketch context
This walkthrough introduces the AIVRE Sketch platform. The first thing that you are going to notice here already is that when you load up your sketch, it is already going to be intuitively aware of the property that you are on. In this example, the report has one dwelling, one unit.
Use the opening wizard
If the report has two dwellings, two units, or another structure setup, that information appears when the sketch opens. Your first interaction with the platform, you are also going to see this modal here, and this is a wizard that takes you through some of the dynamics of the platform.
Use snapping for cleaner geometry
You can draw here, show your different areas, how our lines and our snap grid works, and so on.
After the wizard, the sidebar panel appears.
Work from the sidebar
Most sketch work happens in the sidebar. The features section contains items you can draw or drag into the canvas.
Keep the canvas organized
These are things that you can draw and drag into your canvas.
Label the sketch clearly
The workspace includes custom labels to define these areas as well.
Review calculations as you draw
Continue to the calculation panel.

When you are drawing in your canvas and you have a full set of all these properties, here it is going to show all your totals, and it also shows each individual shape in your canvas as well.
We also can just continue through that. Here's an example of what it looks like to have an image that's going to be generated and then sent off to your report. At AIVRE Sketch, we really believe that the sketching part of the platform should live intuitively within the actual report itself.
Generate the report exhibit
When the sketch is complete, select Generate Exhibit. Web Sketch sends the exhibit directly back to the report in the same layout you prepared.
Use help and hotkeys while sketching
The help panel lists hotkeys and available tools so you can reference them while sketching.
After that, you are ready to work in the platform.
Practical workflow
Open the sketch from the correct report so Web Sketch can load the related property context, including dwellings and units where applicable.
Work through the opening wizard to understand the canvas, snap grid, drawing behavior, and the side panel. The side panel is where most production work happens: drawing features, placing labels, reviewing calculations, and checking help references.
After the sketch is complete, use Generate Exhibit to send the finished exhibit back into the report. Review the generated image before relying on it for GLA support or report exhibits.
Field review tips
Before leaving the sketch workspace, confirm the calculation panel agrees with your field notes and that the generated exhibit is legible in the report.
Appraiser review checklist
- Confirm the sketch is attached to the correct report and property structure.
- Confirm labels, areas, and totals match your field notes and intended report use.
- Confirm any generated exhibit is readable before relying on it in the report.
- Recheck the report section where the exhibit or calculated area appears.
