How to add Units to your Subject Property

In AIVRE, the Subject Property unit count is calculated from the dwelling structures you document in the report. You do not type the total unit count directly in Subject Property.

Before you begin

Before you begin, confirm how many non-ADU living units are in the subject property. Confirm whether the units are all in one dwelling or split across more than one dwelling. Confirm whether any living unit is an ADU.

Keep ADUs separate from regular units. Gather floor plans, public records, MLS data, inspection notes, or photos that support the unit count.

Review Subject Property totals

Open the URAR report. Open Subject Property. Review Dwellings Containing Units.

Review Units Excluding ADUs. Review Accessory Dwelling Units. Note the current totals before making changes.

Open Dwelling Exterior

Use the left navigation to open Dwelling Exterior. Review the existing dwelling section. Confirm whether the existing dwelling represents the structure that contains the units.

Add another dwelling only if the subject has another dwelling structure.

Add units within a dwelling

Locate the unit or units-in-structure area for the dwelling. Add the required number of units for that dwelling. Complete each unit's identifying information.

Enter unit-specific living area or room details where required. Complete quality and condition details that apply to the unit or dwelling. Repeat until every non-ADU unit in that dwelling is represented.

Save the section.

Confirm totals and related sections

Return to Subject Property. Confirm Units Excluding ADUs matches the property. Confirm ADUs are not included as regular units.

If the totals are wrong, return to Dwelling Exterior or Outbuilding and correct the structure data. Open Sales Comparison Approach. Confirm unit rows appear as expected.

Open Income Approach if rental analysis is required. Run validation. Resolve any unit-count errors or warnings.
