How to fill URAR - Subject Property
Use this tutorial after the report has already been created. This article focuses only on the Subject Property section.
Before you begin
Before you begin, open the URAR. Confirm you are working in the correct order. Gather the documents, photos, public record data, MLS data, inspection notes, and workfile support that relate to Subject Property.
Review any client or assignment requirements for this section. Treat any AI-filled values as drafts until you verify them.
Open the section
Use the left navigation in the report editor. Select Subject Property. Wait for the section form to load.
Review any existing values. Note any validation messages already visible in the section.
Review the main items in this section
subject address. property identifiers. ownership and occupancy.
property type. project or PUD details. subject exhibits.
Fill the fields
Start at the top of the section. Complete every required field first. Use the best available source for each value.
Enter dates in the format expected by the field. Use exact values where the source provides exact values. Use commentary fields to explain analysis, judgment, assumptions, or data limitations.
Add exhibits only when they support the section. Caption exhibits clearly. Save changes before leaving the section.
Check consistency
Compare this section against related sections. Confirm names, dates, addresses, unit counts, condition ratings, and conclusions do not conflict. Correct any stale value copied from another report or template.
If the section affects valuation, confirm the valuation section reflects the same facts. If the section affects exhibits, confirm the exhibit captions match the current report.
Resolve validation messages
During validation, run validation or review the section validation messages. Fix errors before warnings. Open the field named in the validation message.
Correct the field value. Save the change. Re-run validation.
Repeat until the section has no unresolved errors.
Final section review
Read the section from top to bottom. Confirm required fields are complete. Confirm optional fields are complete when they are relevant.
Confirm commentary supports the reported facts. Confirm exhibits are correct. Move to the next section only after this section is internally consistent.
