How to add Dwellings to your Subject Property

In AIVRE, dwellings are documented in Dwelling Exterior. The Subject Property summary uses those dwelling sections to calculate dwelling and unit totals.

Before you begin

Before you begin, confirm the subject has more than one dwelling structure. Confirm each dwelling structure contains at least one living unit. Confirm whether any dwelling contains an ADU.

Gather photos, public records, MLS data, sketches, or inspection notes for each dwelling. Decide how you will identify each dwelling, such as Building 1, Building 2, Main House, or Guest House.

Open Dwelling Exterior

Open the URAR report. Use the left navigation to open Dwelling Exterior. Review the existing dwelling.

Confirm whether the existing dwelling represents the first structure. Complete the existing dwelling before adding more if possible.

Add another dwelling

Use the add control for the Dwelling Exterior section. Add a new dwelling structure. Assign a clear structure identifier if the field is shown.

Complete structure design. Complete attachment type details if applicable. Complete exterior materials.

Complete quality and condition. Complete foundation, roof, walls, windows, and related exterior fields. Add dwelling exhibits if needed.

Save the section.

Add units and confirm totals

Review the units-in-structure information. Add the units contained in that dwelling. Mark ADU units correctly if applicable.

Complete required unit details. Repeat for each additional dwelling. Return to Subject Property.

Review Dwellings Containing Units. Review Units Excluding ADUs. Review Accessory Dwelling Units.

If totals are wrong, return to Dwelling Exterior and correct the dwelling or unit structure.

Review valuation sections

Open Sales Comparison Approach. Confirm dwelling-related rows are available where relevant. Review comparable dwelling data.

Add adjustments and commentary as needed. Run validation. Resolve dwelling-related errors or warnings.
