How to add Dwellings to your Comparable Properties
Use this tutorial when a comparable property has more than one dwelling structure or needs a dwelling structure added to match the subject comparison.
Before you begin
Before you begin, open the URAR report. Gather comparable MLS data, public records, photos, sketches, or remarks. Confirm how many dwelling structures the comparable has.
Confirm how many units are in each dwelling. Confirm whether any dwelling contains an ADU. Review the subject dwelling structure first.
Open Sales Comparison Approach
Use the left navigation to open Sales Comparison Approach. Locate the comparable property. Confirm the comparable sale data is complete.
Review the dwelling-related rows already shown for that comparable.
Add a dwelling to the comparable
Open the comparable add/options menu. Choose the dwelling add option. Add the dwelling structure.
Assign or confirm the structure identifier when the comparable has more than one structure. Complete design and attachment details. Complete exterior quality and condition fields.
Complete relevant dwelling characteristics.
Add units inside the dwelling
Review units-in-structure for the added dwelling. Add the regular units in that dwelling. Mark ADU units correctly if applicable.
Complete required unit details. Repeat for each dwelling in the comparable.
Compare against the subject
Confirm the comparable dwelling rows align with the subject dwelling rows. Review differences in structure count, design, size, quality, and condition. Enter supported adjustments.
Add commentary when the dwelling configuration affects comparability. Remove duplicate dwelling rows if they were added by mistake.
Validate
Run validation. Resolve dwelling-related errors or warnings. Confirm each comparable dwelling has required details.
Confirm unit rows are assigned to the correct dwelling. Save the Sales Comparison Approach section. Re-run validation after corrections.
