How to add ADUs to your Subject Property
In AIVRE, the Subject Property ADU count is calculated from ADUs documented in dwelling and outbuilding sections.
Before you begin
Before you begin, confirm the subject has an accessory dwelling unit. Confirm whether the ADU is inside the main dwelling. Confirm whether the ADU is in a separate outbuilding.
Confirm whether the structure is a standalone ADU or ADU/garage. Gather photos, floor plans, permits, public records, MLS data, or inspection notes that support the ADU. Keep ADUs separate from regular units.
Review Subject Property
Open the URAR report. Open Subject Property. Review Accessory Dwelling Units.
Note the current ADU count. Use this count as your check after adding the ADU in the structure section.
Decide where the ADU belongs
Use Dwelling Exterior if the ADU is within a dwelling structure. Use Outbuilding if the ADU is in a detached or separate structure. Use Standalone ADU or ADU/Garage when that best describes an outbuilding.
Do not add the same ADU in both Dwelling Exterior and Outbuilding.
Add the ADU
Open Dwelling Exterior or Outbuilding. Select the structure that contains the ADU. Add a new structure if the ADU structure is not already listed.
Mark the unit or structure as an ADU where applicable. Complete ADU location information. Complete living area, room, quality, condition, heating, cooling, and utility details where required.
Add exhibits if they support the ADU. Save the section.
Confirm the ADU count
Return to Subject Property. Review Accessory Dwelling Units. Confirm the count increased by the ADU you added.
Confirm Units Excluding ADUs did not incorrectly include the ADU. If the count is wrong, return to Dwelling Exterior or Outbuilding and check whether the unit was marked as an ADU.
Review related sections
Open Sales Comparison Approach. Confirm ADU rows appear where relevant. Review comparable ADU data and adjustments.
Open Income Approach if rental income from the ADU is relevant. Add ADU commentary where needed. Run validation.
Resolve ADU-related errors or warnings.
