My Advice to Appraisers: Only Evaluate UAD 3.6 Verified Software

As appraisers continue preparing for the UAD 3.6 transition, I want to offer a piece of advice that I believe will save many professionals time, frustration, and uncertainty.

Only evaluate software that has already achieved UAD 3.6 verification.

Over the past year, there has been tremendous excitement surrounding UAD 3.6. New announcements are being made, roadmaps are being shared, and many companies are discussing their plans for the future. While that excitement is good for the industry, appraisers need to separate future promises from current capabilities.

Verification matters.

UAD 3.6 verification is not a marketing term. It is not a future goal. It is not a planned milestone. It is an achievement that demonstrates a software platform has successfully met the requirements necessary to operate within the new UAD 3.6 environment.

As an appraiser, your business depends on reliability. You should not be making software decisions based on what a company hopes to deliver in the future. You should be evaluating what they have already proven they can deliver today.

My concern is that many appraisers are being exposed to what I would describe as smoke and mirrors surrounding UAD 3.6 readiness. There are companies discussing future verification, future development, future releases, and future capabilities. The reality is that none of those things help an appraiser complete a report today.

The question every appraiser should be asking is simple.

Is the platform verified?

If the answer is no, then there are still unknowns surrounding timelines, functionality, workflows, and production readiness.

Verification is only one part of the equation, but it is the minimum starting point for evaluating any UAD 3.6 platform.

From there, appraisers should look at real world production experience, software stability, customer support, workflow efficiency, AI capabilities, and overall user experience. These factors become increasingly important as the industry moves closer to the mandate.

The UAD 3.6 transition is one of the largest changes our profession has experienced in decades. This is not the time to gamble on uncertainty. It is not the time to assume every platform is equal. Appraisers should be making informed decisions based on proven results and verified technology.
