Is Mobile Technology Required For UAD 3.6?

As we move closer to full adoption of UAD 3.6 I keep hearing the same question from appraisers. Do I need to go mobile to be successful. The short answer is no. Mobile technology can be helpful but it is not a requirement for producing a compliant and well supported UAD 3.6 appraisal report.

There is no question that mobile tools can add value. Capturing photos notes and observations at the property can reduce friction later in the process. For appraisers who enjoy working from a phone or tablet in the field mobile technology can make inspections more efficient and help keep everything organized from the start. That benefit is real and for some workflows it makes a lot of sense.

At the same time I think it is important to say this clearly. UAD 3.6 does not require appraisers to change how they inspect properties. During Limited Production we saw appraisers using the Aivre platform complete UAD 3.6 appraisal reports without using a mobile inspection app at all. They used the same inspection methods they have relied on for years and still delivered compliant reports. That tells us something important. Success with UAD 3.6 is about structure and data not about the device in your hand.

That said Aivre does offer a mobile app for appraisers who want that option. The app allows appraisers to collect photos and inspection information in the field and connect it directly to their report. It is there to support flexibility not to force a new habit. If mobile fits your workflow it is available. If it does not you are not at a disadvantage.

Where most of the real work happens under UAD 3.6 is after the inspection. The challenge is making sure the data you collect ends up in the correct sections of the report and meets the dataset requirements. This is where Aivre’s AI plays a key role.
