Broad Production is here and UAD 3.6 is here to stay!

The transition to UAD 3.6 represents one of the most important modernization efforts the appraisal industry has seen in decades. While much of the attention has been placed on the mandate date itself, the most critical phase for the industry is happening before that deadline. That phase is known as broad production.
Broad production is not simply a waiting period. It is an opportunity. It is the bridge between legacy processes and the future of appraisal reporting.
Broad Production for UAD 3.6 runs from January 26, 2026, through November 1, 2026. During this time both UAD 2.6 and UAD 3.6 appraisal reports are accepted by the GSEs. This is intentional. The goal is to allow the entire ecosystem appraisers AMCs lenders and technology providers to adapt in a controlled real world environment without forcing abrupt change.
For appraisers broad production means choice and preparation. Appraisers can accept UAD 3.6 assignments and begin learning the redesigned Uniform Residential Appraisal Report while still completing legacy work. This period allows appraisers to understand new data requirements explore more structured reporting and build confidence before the mandate takes effect. Those who engage early will find themselves better positioned competitively as lenders begin prioritizing UAD 3.6 ready panels.
For AMCs broad production is about operational readiness. This is the time to evaluate workflows train staff update quality control processes and onboard technology partners that support UAD 3.6. AMCs can test new review logic experiment with structured data intake and identify where automation can reduce revision cycles and turn times. Waiting until the mandate removes flexibility and increases risk.
For lenders broad production provides risk mitigation. Lenders can phase adoption across channels loan products or regions while validating data quality and system integrations. This is also the time to align internal teams underwriting compliance and secondary marketing around what structured appraisal data enables long term. Broad production is when lenders can move deliberately rather than reactively.
It is important to note that only a small number of software vendors are verified by the GSEs to support UAD 3.6. Verification matters. It ensures the platform produces data that aligns with GSE rules edits and expectations. As the mandate approaches lenders and AMCs will increasingly require appraisers to use verified solutions to reduce repurchase and delivery risk.
The mandate date for UAD 3.6 is November 2, 2026. On that date all new appraisal submissions to Fannie Mae and Freddie Mac must be delivered in the UAD 3.6 format. This date is fixed and has been set to give the industry nearly a full year of broad production to prepare. After that point legacy UAD formats will no longer be accepted for new submissions.
