While most conversations have focused on the November 2, 2026 mandate, there is another date that appraisers, lenders, and AMCs should be paying close attention to.

Beginning on August 6, warning messages will begin appearing as part of the industry's transition away from UAD 2.6 and toward UAD 3.6. These warnings are not the mandate itself, but they serve as an important reminder that the industry is moving closer to the largest reporting change appraisal professionals have experienced in decades.
The significance of these warnings extends beyond technology. They represent a shift in mindset. The industry is signaling that the future is no longer approaching. It has arrived.
For lenders, this is the time to finalize implementation plans, train staff, and begin increasing exposure to UAD 3.6 reports. The mandate date of November 2, 2026 is fixed. FHA remains aligned with the November timeline, while VA adoption is expected shortly thereafter. The broader industry continues moving in the same direction, with additional lending segments expected to transition into UAD 3.6 workflows as we move into 2027.
