On June 22, a major national bank expanded its use of UAD 3.6 appraisal reporting across all states. While this may seem like just another milestone in the transition timeline, it actually represents something much bigger for the appraisal industry.

It represents adoption & appreciation.

For months, lenders, AMCs, software providers, and appraisers have been preparing for the transition to UAD 3.6. Pilot programs have been launched, workflows have been tested, and organizations have been evaluating how the new reporting standard will function in production environments.

Moving from a pilot program into a nationwide rollout is a significant step.

Large financial institutions do not expand new programs across all markets without confidence in the results. Before a lender reaches this stage, there are extensive reviews of workflows, technology, quality control processes, and operational performance. Expanding nationwide indicates that the lender believes the program is working and is ready for broader adoption.

This is important because it provides a glimpse into what the rest of the industry is likely to do over the coming months.

Across the industry, we continue to see large lenders actively participating in UAD 3.6 pilot programs. Many of these organizations are currently evaluating production workflows, testing operational processes, and preparing internal teams for the upcoming transition.

As we move closer to the November mandate, it is reasonable to expect more lenders to follow a similar path. This is exactly how industry adoption occurs. A few organizations begin first. Others observe the results. Confidence builds. Adoption accelerates. Eventually the transition reaches a point where it becomes the standard operating environment.

That process is already underway.

For anyone still wondering whether the UAD 3.6 timeline will be delayed, the evidence increasingly points in the opposite direction. Lenders are investing resources, implementing workflows, conducting pilots, and expanding production usage. Those are not the actions of an industry expecting a delay.

The mandate remains in place. The warning messages beginning in August remain in place. The November transition remains in place. The industry is moving forward.

For lenders, this is the time to continue implementing processes and preparing staff. For AMCs, this is the time to work with appraisal panels and increase familiarity with UAD 3.6 reporting. For appraisers, this is the time to gain experience.

Many appraisers still receive the majority of their assignments as UAD 2.6 reports today. That will not remain the case forever. As more lenders move into production and expand their programs, the volume of UAD 3.6 assignments will continue to grow. The appraisers who begin learning today will be far more comfortable than those waiting until the final weeks before the mandate. The industry is providing clear signals about where it is headed.
