How to create Restricted Appraisal Update

Use this tutorial only for creating the Restricted Appraisal Update order. After the report opens, use the section-specific tutorials to fill each report section.

Before you begin

Before you begin, confirm you are signed in to AIVRE. Confirm you are in the correct workspace or organization. Gather the original appraisal or identify the existing URAR report in AIVRE.

Decide whether you will use an existing URAR report or enter a new address manually. Gather the subject address if you are entering the address manually.

Open the new report menu

Open AIVRE. Go to the main dashboard. Select Create New.

Choose Update Report (UAD 3.6). Wait for the setup screen to load.

Choose the subject source

Choose Use URAR if the subject already has a URAR order in AIVRE. Choose Enter new address if you do not want to use an existing URAR order. Use Use URAR when you want AIVRE to copy the subject address from the selected URAR.

Use Enter new address when the original report is outside AIVRE or the subject is not available in your URAR list.

Select an existing URAR, if using URAR

Click Use URAR. Review the recent URAR list. Select the correct report if it appears.

If it does not appear, open search or browse. Search by address, unit, city, state, ZIP code, or date. Select the correct URAR report.

Confirm the selected report summary shows the correct subject address.

Enter a new address, if not using URAR

Click Enter new address. Click the property address field. Start typing the subject property address.

Select the correct suggestion if one appears. Enter the unit number if applicable. Confirm city, state, and ZIP code.

Correct any field that did not fill correctly.

Create the report

Confirm the report type is Restricted Appraisal Update. Confirm the selected URAR or entered address is correct. Review the contacts and organization assignment options that apply to the assignment.

Confirm whether public record fetching is enabled. Create the report from the setup screen. Wait while AIVRE creates the order.

Do not refresh during order creation. When creation succeeds, confirm the Restricted Appraisal Update editor opens. Stop here and use the section-specific tutorials to fill the report.
